What is the difference between unfurnished and furnished rentals?
An unfurnished home includes flooring, window coverings, lamps and washer (possibly dryer). A furnished home includes furniture, brown goods, white goods, cleaning supplies and kitchen inventory.
Do you ask for a deposit?
Yes, we always ask a tenant for a deposit of 2 months of bare rent.
Should I rent my property inclusive or exclusive of gas, water and electricity?
This is at the landlord’s discretion.
Who is responsible for general maintenance in the rental property?
The ”minor operations and repairs” guidelines state who is responsible for what items in and around the property. The landlord is liable for the equipment and the condition of the shell of the property (through a VVE if applicable in the case of an apartment right). If it appears that the tenant has been negligent in the use of certain items then this will be recovered from the tenant’s security deposit or liability insurance.
I am leaving for work for a temporary period abroad. Suppose I want to return earlier, can I immediately terminate the lease?
This is possible. To do so, you must enter into a lease with a diplomatic clause included herein. Please contact us for more information.
Do I need to get permission from my mortgage lender to rent out my home?
Chances are there is a rental clause in your mortgage deed. Officially, you should discuss renting in advance with your lender. Make sure you have the right mortgage to be allowed to rent out.
Who is responsible for connecting utilities?
In most cases, we rent a property excluding g/w/e. This means that the tenant is responsible for the connection themselves. We can arrange this for tenants. It is also possible to rent including g/w/e, in which case the final consumption will be calculated.
Are local taxes the responsibility of the tenant or the landlord?
At the time of registration, the tenant is charged for local taxes *user taxes” such as garbage and sewer use tax. Other taxes are the responsibility of the landlord.
When renting to multiple tenants, what happens when one of the tenants leaves?
In this case, we enter into a rental agreement that states that each tenant is jointly and severally liable for the entire rent. The moment there is a change then we will again screen the person in question and introduce them to the landlord.

Is it better to rent my property furnished or unfurnished?
This depends entirely on the desired target group, layout and location where the property is located. In the case of rental to expats, furnished rental is usually preferred. Our rental agents are happy to give you customized advice.
