Projects featured on a dedicated website
Riva lets and manages hundreds of homes in Rotterdam, both existing apartments and newly completed properties. Property developers see the good results and involve Riva in their plans. Rotterdam City Council has launched a new website showing all current projects, including those in which Riva is involved as a letting intermediary.
Comprehensive services
Rotterdam needs new homes. Riva notices this as an estate and letting agency. There is constant demand from expats, international students and private tenants, while investors also have their sights set on the city on the Maas. After almost ten years in Rotterdam’s property market, we have an excellent overview of developments.
The fact that we let, manage, buy, sell and advise investors and property investors means we understand developments, opportunities and the potential this city offers. We have previously published several blogs on forthcoming changes in different parts of Rotterdam: Maritime District, the city centre, north, west, south and east.
But even we cannot know everything. Naturally, the only organisation with a complete overview is the municipality, which receives every building application. In 2019, the city council asked the municipal executive (B&W) to create a website showing the main construction projects in different neighbourhoods. That website has now been developed.
Current development pipeline
On www.bouwenaanrotterdam.nl you can see all residential construction projects on a map of Rotterdam at a glance. The website is linked to Rotterdam City Council’s data warehouse. Whenever a project in the municipal development pipeline changes, the website is updated immediately.
When the website launched in mid-October, 6,232 homes were under construction. Another 35,404 homes were in preparation, and feasibility studies were under way for a further 12,628 homes.
The map therefore shows exactly where all residential construction projects are located at a glance. It also shows the distribution of price ranges and the split between owner-occupied and rental homes. At construction sites around the city,interested visitors can scan QR codes on site boards with their smartphones. This opens a link to the digital map showing exactly what is being built at that location.
Bas Kurvers at the website launch
Deputy Mayor Bas Kurvers (Construction and Housing) said at the launch: “There is an acute housing shortage in Rotterdam. We are therefore working hard to build 50,000 new homes by 2040, so that every Rotterdam resident can find the home they want. This is what we agreed with market participants in the construction agreement.’’

Machinistenhof
The well-known Rotterdam developer Leyten has already completed many prominent projects in the city, including at Mathenesserplein, Stadhuisplein and Harbour Edge on Lloydpier. In recent years, Leyten has also become increasingly active in Rotterdam South. Following the Centrée project and the Vuurplaat shopping centre, Machinistenhof is its newest development on the north bank of the Maas. The 22 rental apartments in the complex are managed by Riva Rentals & Estate Agents.
Hoogvliet
Kroonenberg Groep has converted former retail spaces in Hoogvliet Shopping Centre into 19 spacious rental apartments. Heyligers design+projects designed the redevelopment. The new homes were built on the roof. At the request of this renowned organisation, Riva is permitted to offer the 19 properties for rent .
Schiedamsesingel
An attractive project on Schiedamsesingel in the centrally located Cool district is a privately developed scheme. The new complex contains 22 fully furnished studio apartments. Riva will handle the letting and management.
