Rental management for landlords
What exactly is rental management? You pay only when your property has been successfully let and do not need to worry about any of the day-to-day tasks involved. We handle payments and technical matters for you.
Transparent pricing
In the rental market, it is common for landlords to pay the letting agent in advance for finding a tenant. This usually amounts to one month’s rent excluding VAT, paid by the landlord to the agent once a tenant is found. Based on a 12-month contract, that is equivalent to 8% of the rent paid in advance, excluding VAT.
Because tenants, including expats, are legally entitled in many cases to give notice within the first year, we do not consider this business model transparent. You pay the agent in advance without any guarantee that the tenant will stay for the full contract period. We only charge start-up costs. We take photographs and publish them with descriptions on our website, relevant sites such as Funda and Pararius, and our social media channels. We charge a one-off fee for this work.
If you let through Riva Rentals, you then pay only while the property is actually occupied. The one-off commission of a month’s rent is therefore eliminated. We also continue to take all worries off your hands. You have no contact with the tenant and need not worry about technical matters or whether the rent will be paid on time. We earn money only when you receive the rent. A fair way of doing business!
Property operations and the Dutch Tax Administration
If you buy and let property as a private individual, your activities may be treated as business profits (or income from other activities). There is no clear dividing line; the facts matter greatly in this grey area. The key question is: “What do you do yourself?” For a Box 1 investment, profits are taxable and expenses, including maintenance costs, are deductible. Activities that can indicate business profits (Box 1) include:
- carrying out work yourself / active asset management (Sections 3.90 and 3.91 of the Dutch Income Tax Act 2001);
- selling properties individually after buying or subdividing them;
- major renovations;
- making a quick profit (buying / selling).
If you outsource management completely, you avoid the risk of business taxation.
