If you do not understand the points system, this too can have serious (financial) consequences for you as a landlord. It matters who you allow to live in your home. 

Screening is part of our service

The Riva Group is a member of the VBO professional association. We are required to carry out a VBO rental check. Tenant screening is a high priority for us and for the industry association. A reliable tenant is essential for a worry-free letting experience. Our years of experience in the rental market and our thorough procedures allow us to deliver quality screening. As well as checking identification, we contact employers to verify the documents provided. We review payslips and employment documents or, in the case of a business, request a recent extract from the Chamber of Commerce. Annual accounts are also reviewed by several specialists in our office and we request an accountant’s statement. 

To remain a member of the professional association, we must keep our tenant and landlord records properly organised. 

Checklist

Alongside the VBO rental check, we focus particularly on the following:

  • Original physical identification, not just a copy. The person screened must be the same person who collects the keys and signs the contract
  • We do not accept cash payments
  • We check recent payslips against bank statements showing the salary payments
  • With property management, periodic property inspections are permitted
  • We prefer to let the property excluding utilities. This means gas, water and electricity accounts are registered in the tenant’s name
  • Employer verification through an employer’s statement and/or telephone contact
  • Annual accounts reviewed by an accountant
  • Request an accountant’s statement
  • Request a recent extract from the Chamber of Commerce
